Visited the MPTV property last Friday....

Was nice to see it in person. Inquired at the rental office about renting an apartment. Met Gretchen and Claire.

Claire took me on a short tour. Did see the grounds inside and toured a studio apt. Here are my notes...

The pool is closed right now. It does have a sign on the gate "closed by Clark County health dept. for safety reasons" because it is empty. It is getting a facelift. The pumps are being replaced and any tiles that need fixing are being taken care of. And this is also per Claire, they did try to pump all the water out of the pool and into a nearby decorative pool that was empty, but they lost the water due to a small crack in the second pool. The second pool will be repaired after the first one is ready.

The property is larger than I thought or at least could tell from pictures. I do not know how many acres it all is but it looks to be pretty good size.

There is a current move in special with a large sign advertising it out front. The special is 1/2 off your second full months rent. I was explained to me on my tour that they would only sign a month to month lease. (which I already knew) I played dumb and asked "why, is it because of that big sign out front saying timeshares coming soon"? Here is Claire's response and I quote "Month to month leases is just how they do things here. As far as the sign out front, the old owners put that sign up about a year ago. We are getting new owners at the end of the month and I am not sure what they have planned".

I contact both Serena and Laurel when I returned home with this same question and asked for clarification about this comment. Here is what I received from both of them....

Dear xxxxx,

If you were concerned about having to move, wouldn't you be upset? If
these properties are going to be renovated people are going to be
displaced.
I have no knowledge of a change of ownership. Any change in management
of
the rental properties is irrelevant to the development of the time
share.

Only Peggy & Gail are MPTV employees, and Hurley. The people at the
rental
office are not MPTV employees and do not know what is going on with
MPTV's
business.

I agree with her (Laurel's) statement, "Any change in management of the rental
properties is irrelevant to the development of the time share."

The rental office would be the LAST to know....even shareholders would
probably know more.

MPTV has announced that they are refinancing their existing mortgage.
This
would not change the ownership from Lake Trop. LLC.

Best regards,
Laurel Moody

Either they are dodging the question or Claire is mistaken. Possible change in management or ownership coming??? Your guess is as good as mine.

Further notes.....

Met Chester the duck at the Lake Trop property. He is fat and sassy. He also has a girlfriend now but she remains unnamed.

The property did not look in as poor shape as Tigereyes would have you believe. The lawns are being taken care of and the property is still being run and maintained.

Defiantly a good location. 1 block from the Hard Rock and only 3 blocks from the strip. New jazz club open on Harmon Ave, The BlueNote. The Harley Cafe looks very cool on the other corner. The city was just busy with visitors. This was an off holiday weekend and it was still really hopping. I left town around 2:00pm heading west on I-15. I could not believe all the traffic heading into town from S. CA area. There was alot of cars coming into town with me on Thursday from all over the Midwest, and a ton of cars jamming the highway on Friday afternoon heading in for the weekend.

I see from my notes that I was surprised at all the people/kids and all the things to do that don't involve gambling. Vegas is becoming very family friendly.

I did miss the World's largest thermometer in Baker, CA. Did drive by it though...didn't really look all that big from the highway. :)

Thanks for your time. Take care fellow longs and hold strong. If they can pull off this financing plan we got ourselves a winning location.
